Haberin tamamı

Amid Hong Kong’s commercial property downturn, British conglomerate Jardine Matheson has sold a street shop in Causeway Bay for HK$80 million (US$10.2 million) after holding it for more than 50 years, accepting a price HK$10 million below its earlier valuation.

The property, a ground-floor shop in H&S Building at 36 Leighton Road, with a gross floor area of about 11,727 square feet, was acquired by Uni Investment Development, according to Land Registry records.

Jardine Matheson appointed an agent to market the property in early April, when it was valued at HK$90 million. The eventual sale price – equivalent to HK$6,822 per square foot – was about 11 per cent lower.

Uni Investment Development’s directors acquired a high-floor shop at Parkvale on King’s Road in Quarry Bay from McDonald’s for HK$110 million in June, according to Land Registry records.

Edwin Lee, founder and CEO of Bridgeway Prime Shop Fund Management, said the deal represented a bargain, citing the shop’s large floor area and its former use as a car showroom, despite its location on a secondary street in Causeway Bay.

Lee estimated that the shop’s rent could reach HK$350,000 a month, representing a yield of about 5 per cent based on the transaction price.

Stanley Poon Chi-ming, managing director at Centaline Commercial, said the shadow of interest rate increases continued to loom over Hong Kong’s commercial property market, prompting some owners to adjust their asking prices to accelerate disposals.

“Shop transactions in the third quarter recorded a 23 per cent year-on-year increase to 222 deals, with a total value of about HK$4.36 billion,” he added.

Poon expected the momentum in the street-shop market to continue into the fourth quarter, with transaction volume projected to rise to 240 deals and total value to reach HK$5.5 billion.

However, with some distressed properties still coming onto the market, he said he expected street-shop prices to decline by no more than 5 per cent in the fourth quarter.

According to sales materials, the H&S Building shop featured a 25-metre-wide signboard frontage, and had previously served as a showroom for several well-known European and American car brands.

The podium portion of the building, including the ground-floor shop and a six-storey car park, was originally owned by Zung Fu Co, a Mercedes-Benz dealership, according to local media reports.

In 2021, mainland Chinese car dealer Zhongsheng Group Holdings acquired all the equity in Zung Fu (China) from Jardine Matheson, excluding the properties held by Zung Fu.

The H&S Building podium was subsequently transferred to Credence Properties Investment, an affiliate of Jardine Matheson, for HK$574 million in October 2021.

Separately, the building’s six-storey car park was sold for HK$130 million in March, involving 199 parking spaces at an average price of about HK$653,000 each.
